How Every Seal Top Project Works
Assessment: The Right Data First
Every engagement starts with a thorough roof assessment: infrared scan where applicable, visual inspection, core sample analysis, and deck evaluation. We don't spec a system before we understand the substrate.
Specification: Engineered for Your Building
We specify the roofing system based on your building type, climate exposure, foot traffic, budget, and FM/UL requirements. You receive a written proposal with full system details, warranty terms, and, when applicable, a restoration vs. replacement cost comparison.
Pre-Mobilization: Documentation Ready
Before we touch the roof, GCs and owners receive: insurance certificates, OSHA certifications, manufacturer authorizations, and a mobilization schedule. No waiting for paperwork after the contract is signed.
Installation: Partner On Site
A Seal Top principal leads every project on site. Substrate preparation, membrane installation, seaming, flashing, and detailing are all performed by our crew following manufacturer installation standards. No compromises on detail.
Quality Control: Inspected Before Closeout
Seams probed. Flashings inspected. Drainage verified. We perform our own inspection before any third-party review is scheduled. If something isn't right, we fix it without being asked.
Closeout: Documentation You Can Use
Manufacturer warranty registered in the owner's name. Full documentation package delivered: warranty certificate, inspection reports, product data sheets, as-built details for penetrations and flashings, and maintenance recommendations.
